Most Maroochydore property-management pages are written from somewhere else. Ours isn't. FAA's only office sits in Tower 2 on Plaza Parade, in the Maroochydore city centre. We manage residential investment property across the Sunshine Coast, including Maroochydore, from that office.

That's the practical difference for a landlord. When a lease needs signing or an inspection is due, the manager is already in the suburb, not driving in from a head office an hour up the highway. Right now we manage a rental in Maroochydore, advertised on our live rentals feed.

Who rents in Maroochydore, and what they rent

Maroochydore rents at a rate most of the coast doesn't. At the 2021 Census, 42.1 percent of homes here were rented. Another 31.5 percent were owned outright and 21.7 percent carried a mortgage. So more than four homes in ten have a landlord and a tenant in them, which is a large, active rental pool to place a property into.

The buildings are different here too. More than a third of Maroochydore homes are flats or apartments, and another quarter are townhouses or semi-detached. Separate houses are the minority. Most coastal suburb pages picture a detached house on its own block. In Maroochydore, a landlord is far more likely to own a unit, and a unit runs differently, with a body corporate and shared access in the mix.

Who's renting them? At the 2021 Census, 58.7 percent of local households were families and 34.3 percent were lone-person households, with a median age of 47. That's a tenant pool weighted toward smaller households and single occupants, worth knowing before you set a rent or fit out a two-bedroom unit.

Maroochydore rents, yields and vacancy right now

The 2021 Census recorded a median weekly rent of $410 for Maroochydore. That figure is five years old and it is not what your property rents for today. As at May 2026, CoreLogic put the median house rent at about $850 a week and the median unit rent at about $725.

Price off the old number and you leave money on the table. Price off a guess and a good property can sit empty. On those May 2026 figures, houses were showing a gross yield near 3.68 percent and units near 4.01 percent, so units were doing a little more per dollar invested.

Demand is tight. The Sunshine Coast rental vacancy rate has held around 1 percent or below across recent REIQ quarters, well under the 2.6 to 3.5 percent band REIQ calls healthy. That tempts a landlord to assume a property lets itself. It doesn't. On the May 2026 CoreLogic figures, units were taking about 26 days to let and houses about 30. Price and presentation still decide how fast, and at what rent.

The city centre rebuild, and what it means for your unit

Maroochydore is being rebuilt around a new city centre. The priority development area covers roughly 53 to 60 hectares and is planned to deliver more than 160,000 square metres of commercial, civic and retail space and about 4,000 apartments over 15 to 20 years, with delivery led by Walker Corporation from February 2026.

That's a double edge for a landlord. The jobs and civic buildings pull tenants toward the centre, which supports demand. The new apartments also add stock your unit has to stand out against, in a suburb that's already more than a third flats and apartments.

What we do about it is unglamorous and it works. We watch what's letting nearby and position your property against it, on rent and on how it shows, rather than treating it as the only unit on the market.

Flood and storm tide risk near the Maroochy River

Maroochydore sits on a low, flat coastal floodplain where the Maroochy River meets the sea, with Cotton Tree and Picnic Point fronting the water. The Bureau of Meteorology runs a flood warning system for the Maroochy and Mooloolah rivers, and storm surge is a major risk in the lower catchment, where river peaks at Picnic Point tend to line up with high tide.

This matters to a landlord in ways that show up on a bill. Flood and storm-tide exposure feeds into insurance and storm-season upkeep, and into how fast a tenant can be reached when a warning goes out. Managing from interstate, you can't easily check a gutter before a big tide or get hold of a tenant in a hurry.

We can't change where the river is. What a local manager does is coordinate storm-season maintenance and keep a line open to the tenant when conditions turn. Risk varies street by street, so for your own property, check the exact exposure on Sunshine Coast Council's flood mapping and property flood search before you buy or set a lease.

For market context, the Real Estate Institute of Queensland has put the average at around 9 percent of weekly rent in metro areas and 7 to 12 percent across regional Queensland, in a guide dated 1 December 2023. That's a statewide industry figure, not FAA's rate. We quote our own fee in your free rental appraisal, priced against your actual property.

Nobody publishes a reliable count. No Queensland regulator sets or tracks a benchmark. The figures you'll find come from industry and commercial sources, and they disagree. REIQ points to around 9 percent in metro areas, while a commercial comparison site, LocalAgentFinder, puts the Queensland average nearer 7.5 percent. Those come from different dates, REIQ from December 2023 and LocalAgentFinder from March 2026. Rather than publish a headline rate to sit in that gap, we quote it to you directly in an appraisal.
